Horrible, horrible customer service and workmanship. THE WORST. They cut corners, turnover staff and do not honor their word. They absolutely put profit above people and mislead the customer. The warranty department goes out of their way to ensure that nothing is actually covered under warranty. The build took longer than promised by 2 months, the amenities promised in the neighborhood are not here (waterfront access, common area etc...). They are concerned with nothing but profit.

I read a lot about Mattamy/Monarch about being a good builder. Personally, I wouldn't buy Mattamy homes in general. Ask candid career questions
Track homes are absolutely horrible quality 99% of the time. I often take a look at them before they are dry walled and the number of mistakes and shoddy workmanship is unbelievable. Why, even in custom-built homes I only find 1% waterproof the window openings properly before the windows are installed, just to give an example.
Mattamy's general philosophy is to do the minimal work to meet code, then wait until the buyer moves in and complaints about issues before fixing them. Mattamy has created a forumula and it works really well for them. From design plans to implementation and customer service - they are the IKEA of builders. Not the best, but you will get good product / service. Mattamy homes generally get slightly better price in selling because their name is known as will not have "big" issues with their homes / construction. Every part of the process is painful once the home is built.

From quick responses via email to sending in staff to fix any issues. All the issues were addressed and fixed. A few issues crept up after the form was submitted. It was not an issue; I just pointed them out when they came in for the 30 day and they fixed everything. I am aware they're one of the biggest Home builders in Canada and recently acquired Monarch Builders.
We were baited in and hit with a higher price less than 2 months from when we started the process. They would rather have us leave so they can con someone else into paying more for the house that we had already designed and wasted our time waiting. If we would have known this at the beginning, we would have been under contract and possibly construction with a more reputable builder. With the market the way it is, we lost valuable time while the builder who we thought we trusted pulled a bait and switch under the guise of "material increases". The Royal Oaks of old is no more- They have been consumed by a big box builder.
It has not grown in and we have had to pay a landscaper 1000 dollars to attempt to fix the absolutely incompetent work. We had two weeds sticking up through one of the gaps and we were sent a warning by the hoa. The weeds in the hard ground grow approximately 5 times faster than the grass.
Mattamy Homes in Bracebridge is the worst builder I have ever encountered. From the time we entered the home there have been multiple problems. Management really cares about the employees; there are "fun days" to celebrate successes, and barbeques for staff; the people who work here are generally happy and enjoy their jobs. There is a gym at head office for use by staff and a flexible dress code.
Basically they hired a company which then hired him to do a lot of the flooring for their houses. So I would assume a lot of the workers onsite where like that. They beat up and lowball their trades to get the cheeeeeeapest possible bidder working and you really do get what you pay for. Other builders have their own problems, but avoid these dudes like the plague.
